LANDLORD FEES (FULL MANAGEMENT)

FULL MANAGEMENT FEE: 10% PLUS VAT (12% INCLUDING VAT) CALCULATED ON THE RENT ACHIEVED.  THE FEE INCLUDES:

* Advertising and marketing of property including accompanied viewings

* Referencing of prospective tenants (including Right to Rent Checks)

* Preparation of an Assured Shorthold Tenancy Agreement and photographic Schedule of Condition and Inventory

* Formal handover and handback of property with Final Inspection Report

* Advising utility providers and local authorities of changes of occupation and settling bills during vacant periods

* Arranging rent guarantee, buildings and contents insurance where required

* Collection and remittance of monthly rents received

* Pursuance of non-payment of rent and advice/action on rent arrears

* Undertaking property inspections (2 visits per annum) and reporting outcome

* Arranging routine & emergency repairs, instructing approved contractors (providing 2 quotes where requested)

* Out of hours emergency telephone line (plumbing emergencies)

* Deductions of commission, contractor invoices, insurance premiums on monthly rent statement

* Managing insurance claims where insurable damage is caused to the property

* Holding keys securely throughout the tenancy term

* List of annual income and expenditure for tax purposes

REGISTRATION OF DEPOSIT: £18.00 (INCLUDING VAT) PER ANNUM

* Registering Landlord, tenant and tenancy details and protecting the security deposit within a Government authorised scheme.  Pennington Properties are members of The Tenancy Deposit Scheme (TDS)

* Providing tenants with a Deposit Protection Certificate and Prescribed Information

MILEAGE: 45p PER MILE (INCLUDING VAT)

* Travelling in respect of property inspections, handovers and handbacks

CONTRACTOR INVOICES

* Contractor invoices are passed on at cost but we reserve the right to retain any commission or discount that may be offered

ANNUAL TAX STATEMENT: £30.00 (INCLUDING VAT)

* Full schedule of income & expenditure with calculation of NET rental income for tax purposes

LET ONLY FEE: 50% OF MONTHLY RENT ACHIEVED PLUS VAT

MINIMUM CHARGE OF £350.00 PLUS VAT (£420.00 INCLUDING VAT)

 

THE FEE INCLUDES: 

* Advertising and marketing of property

* Referencing of tenants (including Right to Rent Checks)

* Preparation of an Assured Shorthold Tenancy Agreement

* Preparation of detailed, photographic Schedule of Condition and Inventory

* Service of documents to tenant (Including How to Rent guide, Energy Performance   

   Certificate, Gas Safety Certificate, Prescribed Information, Deposit Protection   

   Certificate etc)

* Formal handover and handback of property

* Collection of first month’s rent and deposit

 

REGISTRATION OF DEPOSIT - £18.00 (INCLUDING VAT) per annum

 

* Registering landlord, tenant and tenancy details and protecting the security deposit 

   within a Government authorised Scheme

* Providing the tenant(s) with the Deposit Certificate and Prescribed Information
